11.1 million TEUs · Year 2025. 11,106,164 TEUs handled, +8.4% year on year. The TEU is a standardised unit corresponding to a twenty-foot equivalent unit. This total should not be read as an exact count of physical containers, as their dimensions may vary. Part of the activity involves transhipment, meaning the transfer from one maritime connection to another. Port traffic is therefore not to be confused solely with exports produced in Morocco. The overall tonnage of 161 million tonnes uses a different unit and describes another angle of the activity.
The method in practice
To connect the platform to a real estate project, start from the usage chain. A logistics operator may examine the warehouse, road access, delivery times and activity regulations; an employee may look for housing, schools and the daily commute. These needs are not interchangeable. Identify the distances actually travelled, access routes and property constraints. The number of TEUs is not an estimate of the number of employees to be housed. Growth in traffic may justify investigating the local basin, but not a guaranteed rent. Present the port facts first, followed by an explicit hypothesis and finally the list of local evidence required to evaluate it.
Fictional example
In Tangier, a client mentions the port to justify a studio. The advisor asks for the target employer, actual commute and comparable rental references before discussing the scenario.

Rail: current service and future programme
55.6 million · Year 2025. Passengers transported by ONCF. This total measures journeys, not distinct individuals. A person regularly making the same trip contributes multiple times to the annual volume. The ONCF programme looking ahead to 2030 represents MAD 96 billion, including infrastructure, rolling stock and operational performance maintenance. The extension of the Kenitra–Marrakech high-speed line was launched in April 2025. A project launch does not mean that the new link is open or that all announced services are already operational.
The method in practice
Create two columns in the location sheet: services usable today and future projects. For the former, verify station, door-to-door commute, frequency, connections, accessibility and cost. For the latter, indicate source, announced schedule and project stage, then identify what could change if delivery takes place. Do not integrate future travel time into the current assessment of an address's quality. If the real estate project relies entirely on an announced station, test a scenario without that station and a delayed scenario. The robustness of advice is also measured by its ability to remain understandable when a schedule changes.

A prospect wants to let to commuters immediately. The summary sheet presents the current service and isolates future improvements; the projected rent does not assume undelivered infrastructure.

Airports and accessibility from abroad
36.3 million · Year 2025. Passengers welcomed at Morocco's airports. Airport traffic includes repeated travel and is not equivalent to the number of distinct tourists. It describes infrastructure utilisation, not the convenience of every route. A high national total does not prove that a direct flight operates year-round from the client's home city. Relevance depends on their departure point, schedule constraints and frequency of stay in Morocco. Therefore, start with the route that is useful to the individual.
The method in practice
For a second home, ask how many stays are planned, during which seasons, with which companions and what luggage or accessibility constraints exist. Verify flights on the search date with operators, then ground transfer to the property. Distinguish between a regular service, a seasonal timetable and an announcement. Present maintenance costs during absence and the person who will meet contractors. For a tourism project, also study the actual origin of the clientele and off-peak periods. You thus transform a general argument regarding international connectivity into a concrete and verifiable service, without claiming that every location in the country enjoys the same level of accessibility.
Fictional example
A client coming from Brussels is still working and has short weekends. The choice is discussed using timetables and door-to-door transfers, not solely total national passenger figures.
