Arrivals, overnight stays and revenue: three perspectives

19.8 million · Year 2025. Tourist arrivals at borders, +14% year-on-year. Border arrivals can include Moroccan expatriates (MREs) and repeat visits. They are not a total of unique foreign visitors. The 43.4 million overnight stays concern classified tourist accommodation establishments; they do not cover all short-term rentals. Tourism revenues are a national economic flow. These three angles complement each other to describe hospitality, but none directly gives the occupancy rate or income of a specific apartment.

The method in practice

To analyse an accommodation opportunity, zoom in to destination and product level. Define the target clientele, seasonality, amenities, length of stay and booking channels. Compare genuinely comparable properties and distinguish available night, sold night and collected revenue. An annual average sometimes masks quiet periods; examine a monthly calendar. Have the conditions of use, documents and management procedures verified by competent professionals. The territorial reception potential then becomes a working hypothesis that can be quantified. Do not turn national visitor numbers into a guaranteed occupancy rate for the property presented.

A riad in Marrakech is being considered to host travellers. The file requires a local study on seasonality and operation, even though the country welcomed 19.8 million arrivals.

Handicrafts: selling documented quality

1.232 bn DH (≈ €113.1m) · Year 2025. Handicraft exports, annual record announced by the government. This amount concerns handicraft exports, and not its total turnover. The real estate interest of craftsmanship is demonstrated differently: materiality, design, origin, execution and maintenance. Zellige, wood, plaster and weaving allow for describing an experience of the place, but words like "traditional" or "authentic" require precise evidence. A photographed decoration or a generated illustration proves neither the installed material nor the involvement of an identified artisan.

The method in practice

During viewing preparation, ask for what is documented: invoice, work carried out, name of the company or artisan, nature of the material and completed tasks. Describe areas sensitive to water, protective measures, cleaning and maintenance requirements. Link the feature to the client's usage: a floor can be appreciated visually whilst requiring special care for maintenance. Present a clear benefit accompanied by proof and relevant constraints. Do not turn the national value of exports into an automatic price premium for a house. The distinctiveness of a property is defended using its file and observed quality, and is then discussed based on comparable properties.

The advisor presents a courtyard patio and cites a zellige restoration invoice. He distinguishes between preserved and replaced elements, then requests maintenance instructions from the service provider.

World Heritage and address reality

9 UNESCO properties · List accessed in September 2026. Nine cultural properties inscribed on the World Heritage List. The list includes medinas, a historic city, a ksar, an archaeological site and other cultural ensembles. It therefore does not simply correspond to nine cities, and its scope does not assign an individual label to every building. An address in or near an inscribed site requires verification of its exact situation. The cultural value of the area and the rights attached to the property are two distinct matters, to be handled with their respective sources.

The method in practice

For a viewing, explain the visible urban qualities: layout of the fabric, access, materials and relationship to public spaces. Then have any protection status, potential for building works, service access and intended usage examined. Heritage value can make the experience attractive, but it may also require appropriate technical expertise and maintenance. Distinguish between what is known in the file, what the vendor declares and what remains to be confirmed. If the sales collateral uses an AI-generated image, state its nature: it does not serve as documentary proof. Your role is to make the site understandable and to prepare proper verifications before any binding decision is made.

A house is advertised as "UNESCO". The advisor replaces this shortcut with a precise location relative to the designated perimeter and has potential impacts on works checked.
