Courtesy without imposed scripts

ITA guides for the UAE and Saudi Arabia describe an attention to courtesy, titles, hospitality, and the time devoted to the relationship. They do not describe all Gulf nationals or residents. A person living in Dubai may come from many countries. Qatar, Kuwait, Bahrain, and Oman also have their own specific contexts: UAE or Saudi references must not be automatically attributed to them. Always verify the preferred name, language, and desired welcoming style.

The method in practice

Plan a calm welcome, introduce the people and your role, then agree on the agenda. A verbal greeting allows everyone to choose if they want a handshake. Offer a drink without insisting and keep a simple alternative. Polite etiquette must not delay important information. Avoid intrusive personal questions; practical constraints of the viewing can be asked without making the client clarify their beliefs. If a title is provided, use it correctly, without flattery or exaggeration. Confirm the available time before starting a long presentation. Discretion also consists of not photographing, filming, or publishing the visit without agreement. Attentive service means reliable organisation, not a spectacle based on assumed wealth.

Fictional example

In Marrakech, a Dubai resident wishes a brief meeting in English. The advisor plans a understated welcome, a twenty-minute file review, and a targeted viewing. He attributes neither Emirati nationality nor a prestige budget to her.

Adapt courtesy to the person's choice, without deducing their identity.

Agendas, confidentiality and participants

Professional calendars differ between countries, organisations, and individuals. Do not transpose the availability of a UAE office to a Saudi contact, and do not assume that a client observes all the holidays or practices of a country. Ask about actual time slots, desired breaks, and time zones. A viewing may combine assistants, relatives, or advisors. Their presence alone does not indicate their access to the file or their decision-making power.

The method in practice

Prepare a confirmed roadmap: expected attendees, duration, address, access, language, and contact details in case of delay. If the client requests discretion, reduce the distribution of the itinerary to necessary participants; this never waives normal file checks. Ask to whom documents should be addressed and who can issue instructions. An assistant may coordinate an appointment without being authorised to negotiate. Give information directly to each buyer concerning them and do not assume a woman must be represented by a man. If a delegation of power is invoked, have the authority examined by the competent professional. A change in participant or schedule must be confirmed before transmitting additional documents.

Fictional example

An assistant organises a viewing in Tangier for two business partners from Riyadh. He receives the authorised itinerary. Offer terms are discussed with designated persons; potential powers of attorney pass to the notary.

Separate coordination, access to information, and binding authority.

Quality service and value negotiation

A request for confidentiality, comfort, or responsiveness may be important without implying a luxury purchase. Qualify the expected level of service and property criteria. Prestige replaces neither title deeds, nor technical condition, nor a documented estimate. Relational trust should facilitate difficult questions, not make them disappear. Explain known limitations as soon as they can influence the choice.

The method in practice

Present two or three options genuinely compatible with the stated use. For each option, indicate what is available, what remains to be verified, and the next step. If the client demands a quick answer, distinguish between information you can confirm immediately and delays dependent on the seller, bank, or notary. A negotiation on an included service must specify who provides it, its scope, and its price. Do not promise rental management or works without defined providers and conditions. Write down concessions and counter-proposals as with any file. Good hospitality creates no obligation to buy; leave a clear exit if the property does not correspond. Measure your quality by the holding of commitments and precision of answers, not by the presumed amount of assets.

Fictional example

In Agadir, a client wishes for key handover organised remotely. The advisor distinguishes between the sale, necessary powers of attorney, and potential welcoming services, with identified providers. He does not sell an undefined "all-inclusive" service.
