A precise linguistic welcome
Russian-speaking refers to a person who speaks Russian, not necessarily someone of Russian nationality. Country of residence, background and working languages vary. The U.S. Commercial Service archive notes the value of bilingual materials and professional translation for communications in Russia. This linguistic benchmark provides no insight into a current buyer in Morocco. Prepare a clear introduction of your role, then ask for the preferred language for spoken conversations, documents and notary interactions.
The method in practice
Record the full name as provided by the client. For the official file, let the qualified professional match the identities on the original identity documents with their transliterations. Do not correct alphabet differences yourself. Offer an interpreter when understanding requires it, detailing their role, confidentiality, and agreed fee. Address the client directly in short sentences, then allow complete translation. An accompanying acquaintance can assist with the initial welcome but does not automatically replace an interpreter for binding decisions. Have key points rephrased rather than simply asking "understood?". The goal is to verify your explanation without subjecting the visitor to a language exam. Finally, confirm their preferred format for reviewing information after the appointment.
Fictional example
In Marrakech, Elena prefers speaking Russian and reading English. The adviser sends her a summary in English, books an interpreter for a technical meeting, and has a transliteration discrepancy checked by the notary.
Verify spoken language, written language, and documentary identity separately.
Make proof the central focus of the viewings
Professionalism is demonstrated through verifiable preparation: the advisor's agreement and role, property references, documented floor areas, visible condition, known service charges and unresolved questions. No prestigious setting can replace this file. A client who speaks briefly may be reflecting or awaiting translation. They are not necessarily expressing mistrust or disinterest. Offer a structured viewing, then allow the client to choose the level of detail and the points they wish to explore further.
The method in practice
Prepare a single property sheet for each property, featuring a date and a version number. Keep the marketing description separate from the official documents and identify any items that remain to be confirmed. During the viewing, describe the limitations with as much precision as the selling points: the staircase, access, noise observed at that time of day and work estimated by whom. At each stage, ask a question linked to the stated intended use. If a relative is translating, ensure that any reservations are conveyed just as fully as the benefits. At the end, distinguish between "property liked", "file to be examined" and "intention to make an offer". These three statuses are not equivalent. The viewing report may be bilingual, but it must retain the exact same amounts, units, reservations and references in both versions.
Fictional example
In Essaouira, the client likes the terrace of a house. The view alone does not allow one to conclude that holiday letting is permitted. The advisor points out the verification required and suggests a second appointment once the documents have been received.
Present the same facts and reservations across all languages.
Negotiating and preparing bank checks
An offer must set out an amount, a scope, a schedule and understandable terms. Do not assume a cash payment, a taste for luxury or an expected discount simply because a client speaks Russian. Enquire about their intended method of financing just as you would for any international file. Banking compliance checks and any applicable restrictions depend on factual circumstances and current regulations; a cultural archive cannot establish them. Never promise to bypass a check or guarantee the acceptance of a bank transfer.
The method in practice
Draft a table of concessions: asking price, proposed offer, included items, conditions to be examined and the vendor's response. A discount must not serve to obscure a documentary reservation. Ask the bank and the notary for the admissible payment route and the necessary supporting documents before setting deadlines that depend on them. If the remitter of the funds differs from the buyer, notify the relevant professional of this difference; do not suggest a split payment to make it invisible. Explain to the client what is known, what remains pending and who needs to respond. Have the deadlines confirmed by the parties involved. The advisor organises the circulation of relevant information; they do not issue banking clearance and do not exclude anyone based solely on their language or origin.
Fictional example
A Russian-speaking buyer proposes a wire transfer from a third party's account. The advisor holds off on providing any assurances regarding the timeline and requests that the case be handled by the bank and the notary, without assessing the file based on nationality.
Have the flow of funds validated against the actual file before committing to any timeline.
Your practical application work
In Essaouira, a Russian-speaking couple can read English. A friend acts as an interpreter, a transliteration differs, and a third party might finance the purchase. Prepare the viewing and the subsequent handover to the professionals.
- Draft your opening statement and your translation protocol.
- Prepare a viewing sheet featuring identical facts and reservations in both versions.
- Draft the message that routes identity and financing checks to the appropriate professionals.
