Qualifying a project, not judging a person

Responding to the real request

A form, a call, or a message does not yet represent a qualified project. Start with the specific question asked: availability, price, viewing, or advice. Identify the property in question and the enquiry source. Assign an owner to avoid contradictory responses. A fast response is only valuable if it is accurate and leads to the correct next step; no single timeframe guarantees conversion.

The method in practice

Organise incoming enquiries detailing source, relevant property, time received, assigned agent and response status. If two people respond separately, a lead may receive conflicting availability. Therefore, check the record before writing. Answer the question asked, then offer a proportionate discovery session. A request for floor plans does not immediately require a financial file. Measure your actual response time and its quality, without turning an internal target set by the team into a universal conversion law.

Fictional example

An 'is this available?' message calls first for an availability check, followed by an invitation to specify the project requirements. Not a barrage of questions without answering the initial enquiry.

Qualifying with declared facts

Use a project discovery framework: usage, criteria, overall budget, funding status to be confirmed, timeline, and next availability. Mark each field as completed, to be clarified, or not applicable. Do not use nationality, gender, or origin as a shortcut for solvency or seriousness. A lack of information is not automatically a bad signal. Explain why you are requesting information and limit data collection to what is strictly necessary.

The method in practice

Use a structured profile sheet: intended use, essential criteria, stated budget, funding to be confirmed, timeline, dependencies and desired action. For each field, distinguish between confirmed by client, unknown and not applicable. Commercial qualification is not a credit decision. Do not infer creditworthiness or seriousness from a name, accent, place of residence or nationality. Example: a project without a timeline requires a question, not a zero score. A client with a confirmed viewing requires priority preparation even if their budget is lower than that of another case file.

Fictional example

A prospect living abroad does not become a priority simply because they are a Moroccan residing abroad (MRE). Their specific request, timeline, and agreed action dictate the follow-up.

Priority stems from the project and actions, not identity.

Choosing a reviewable priority

Prioritise work according to the expected action and its deadline: answering a question, completing discovery, organising a viewing, or sending a proposal. A grid serves to organise the team; it must not automatically decide who deserves housing or financing. Maintain a clear justification and reassess the status as new information arrives. Silence can have multiple causes.

The method in practice

Determine priority based on outstanding work: dated commitment, expected document, appointment to prepare or unanswered question. Assign an owner and a due date to each action. A score can help sort workload only if its criteria are explainable, reviewable and limited to that purpose. It must not claim to measure a person's value. Re-evaluate priorities when the context changes. The workshop deliverable includes three case files, a next action for each and a justification based on observable facts.

Fictional example

A file with a viewing confirmed for tomorrow requires preparation today. Another project, further out but explicit, continues to be followed up at the agreed pace.

An operational priority must be capable of being explained and amended.
