Prospecting with a service proposition

What you will work on

Define a specific service

Choose a scope of work that you can actually cover and a vendor difficulty to resolve: presentation, viewings qualification, follow-up or preparing the file. Prepare proof of method, such as an anonymised example of a progress report, rather than a promise of timeframe or price. A prospecting pitch must allow the owner to understand what you will concrete do.

The method in practice

Prepare an observable service proposal: documented analysis of the property, quality of information, marketing plan, qualification of enquiries and reporting schedule. A promise on price or timeframes is no substitute for this value. Ask the vendor what was missing from their previous efforts, then show how your organisation solves that issue. Example: if there are numerous but ill-prepared viewings, explain the information gathered prior to appointments and the feedback provided afterwards. Choose commitments you can keep and measure.

Fictional example

In El Jadida, you offer a review of the advertisement and a plan for qualified viewings; you do not promise a sale in one week.

Describe a deliverable rather than an uncontrollable outcome.

Prepare a respectful contact

Document the source of the contact and check that your usage is permitted. The public availability of a phone number does not automatically authorise all campaigns. Introduce yourself, explain the precise reason for the contact and check availability. Respect a refusal and the rules applicable to prospecting. Avoid buying a contact list whose collection and usage conditions you cannot establish.

The method in practice

Before starting a campaign, document the origin of contacts, the purpose of collection, the applicable framework and communication choices. A public phone number or a purchased list does not automatically constitute authorisation to prospect. The CNDP guidance sheet provides the framework to be reviewed; the CRM tool does not decide on legality on your behalf. Limit the data collected and ensure effective processing of opt-outs. In a simulation, separate inbound enquiries about a property from subscriptions to new offers: these contexts are not interchangeable.

An owner asked you for an analysis of their listing. Your response relates to this request; enrolling them in a general campaign requires its own framework.

A one-off request does not constitute unlimited consent.

Obtaining a useful appointment

The appointment serves to understand the vendor's situation, the available information and their expectations of the professional. Propose a short agenda and the elements that would be useful to gather. Do not push for exclusivity from the very first meeting. After the appointment, a service proposal can be examined on the basis of the real need and the explained conditions.

The method in practice

Draft a brief initial contact message: identification, exact context, proposed utility and the option to decline. Do not add a fake personal link. When an opt-out is received, apply it across the relevant lists and tools, and prevent any further solicitation by a colleague. Retain only the record necessary to respect it in accordance with the defined framework. Measure contact quality and relevant conversations rather than the raw volume of mailings. The workshop must demonstrate the value proposition, the contact context and the management of an opt-out.

“We can review your project, the file details and the follow-up you expect. You will then be able to judge if our service suits you.”

Sell the relevance of the appointment, not a guaranteed sale.
