Discovering the seller's situation
Before defending your service, clarify the project, desired timeframe, constraints, and steps already taken. Ask what information underpins the expected price. Identify the decision-makers and any documentary points to be verified. An asking price is an expectation to be understood; it is neither a fault to be corrected nor a proven market value.
The method in practice
Prepare the vendor meeting using three distinct elements: market references, expressed expectations and an action plan. A price quoted in the neighbourhood is information to be contextualised, not proof of the price achieved. Explain differences in surface area, condition, legal rights, features and timeframe. If references are insufficient, state what the analysis allows and what it does not. An honest presentation may propose an additional data collection step. The vendor must understand the reasons for your position, even if they subsequently choose a different strategy.
Fictional example
The owner has set their price based on a neighbouring listing. You examine the differences between the properties and the status of that reference, without immediately declaring their price unrealistic.
Seller discovery precedes discussing the instruction.
Explaining the proposed scope of work
Present the services, mutual commitments, follow-up arrangements, and financial terms in plain language. If an sole agency agreement is proposed, explain its effects and limits precisely based on the applicable document; do not present it as automatically mandatory. The contract must be tailored and validated according to the situation. The training exercise prepares for the conversation, not a ready-to-sign legal template.
The method in practice
Present the instruction agreement document clause by clause: parties and powers, property, scope of service, duration, fee terms, obligations, potential exclusivity and termination procedures. The legal effects depend on the text and applicable law; do not copy a French template assuming it is suitable for Morocco. Compare the commitments actually offered, without promising a guaranteed outcome. Have any ambiguous clause clarified by the competent professional prior to signing. Your educational role consists of knowing how to read and question the scope of service, not declaring a contract universally valid.
Fictional example
You present a overview table: preparation, authorised marketing, qualification, viewings, reporting, and transmission of offers. The agreed commitments must correspond to the final document.
The client must be able to explain what they are accepting.
Reviewing based on observable facts
Agree on a reporting frequency and useful key metrics: relevant enquiries, viewings conducted, recurring feedback, and sticking points. Distinguish between marketing reach issues, ad quality, market mismatch, and documentary hurdles. A price reduction should not be the automatic response to a quiet week. Propose a modification linked to a clear observation, then measure its effect over a defined period.
The method in practice
The sales performance report must link marketing reach, enquiries, qualification, viewings and property feedback. If 40 enquiries yield 2 viewings, examine availability, response quality, missing information and target audience alignment before concluding that price alone is responsible. Select a hypothesis, a controllable modification and a review date. Share useful feedback without disclosing superfluous personal data. A useful instruction review leads to an explicit decision: maintain, supplement the information, modify the presentation or review the strategy with the vendor.
Fictional example
Enquiries are coming in, but visitors are discovering unannounced building work. You correct the listing details before attributing all rejections to the price.
Link every adjustment to an observation.
