Conducting your investigation

Compare properties within the same perimeter of charges and maintenance; maintain vacancy assumptions instead of applying a single rate to the coastline.

The work of the local contact

On site, document the aspect, facade maintenance, common amenities and nuisances at multiple times. Question the manager about the services actually included and request dated documents. A discussion with a service provider is a statement to be cross-checked, not a income guarantee. New infrastructure does not justify announcing an automatic increase in value. Also have the procedure described in the event of a leak or breakdown when the owner is absent: contact person reachable, authorised spending limit, prior agreement and proof of intervention.

An usage schedule, an annual budget distinguishing hypothetical income and expenses, then five questions addressed to the management contact.

  • Confirm intended usage, total budget, and the client's timeline.
  • Identify the municipality, full address, and spatial scope of cited data.
  • Retain evidence, discrepancies, and outstanding required documents.
  • Assign each verification task to a specific stakeholder with a deadline.
  • Compare a conservative scenario against conditions for proceeding.
