Primary residence or accommodation linked to a professional activity
The first property shortens the daily commute but requires refurbishment; the second appears brand new but increases travel times. The client must prioritise practical lifestyle needs rather than relying solely on price per square metre.
The four documentary points of the file
- Address and commute routes tested towards actual daily destinations
- Parking rights and access rights to common areas
- Itemised service charges and upcoming works announced by the co-ownership association
- Source of floor areas compared, property condition, and listing dates
For each line: source, date, received or pending, professional responsible for the review and next action. No document that has simply been received is deemed validated.
Conducting your investigation
- Before selecting: have the use, persons concerned, full budget and disqualifying criteria confirmed. Identify the municipality and address of each property. Regional data does not become a neighbourhood feature.
- During the investigation: attribute each document to a source, date and responsible party. Classify as received, to be examined or missing; a received document is not deemed validated. Have contradictions noted instead of silently replacing data.
- When recommending: present the preferred property, trade-offs and what would change the opinion. For each blocking point, indicate the expected professional, next action and agreed deadline. Retain the option to suspend.

Advising from abroad
Maârif: Start from the client's daily life. What travel and services must the client find nearby? To verify: Immediate environment, access, parking, service charges and actual condition of the property.
Anfa: Distinguish the name and the boundaries. Which address and perimeter is the client designating precisely? To verify: Exact location, documents, comparable surface areas and services actually available.
Bourgogne: Make compromises explicit. Which criteria are essential and which can be discussed? To verify: Aspect, nuisances during the visit, access and condition of common areas.
Sidi Maârouf: Qualify commercial usage. What activity, access and work organisation must the premises accommodate? To verify: Intended usage, applicable documents, usable floor areas, access and recurring costs.
The work of the local contact
The regional report provides general benchmarks; the purchase decision is made at property level. For a broker outside Morocco, prepare a clear search mandate, establish a local contact, and define a reporting methodology. Verify address, floor areas, legal rights, service charges, and works using dated documents. Distinguish between vendor statements, on-site viewing findings, and facts to be confirmed by the legal professional executing the deed. Infrastructure promises or national statistics do not prove property yield. Organise a guided viewing and retain all caveats until resolved.

- Assign each verification task to a specific stakeholder with a deadline.
- Compare a conservative scenario against conditions for proceeding.
