Riad to renovate or managed apartment
The client is torn between an authentic medina experience and a property that is easier to manage. Have them weigh up access, work required, and local presence before comparing projected rental yields.
The four documentary points of the file
- Title deed and perimeter of the terrace; do not confuse physical access with exclusive rights
- Intended use of the riad and advice from the relevant professional
- Renovation quote detailing site access, exclusions, and handover
- Management contract detailing operations during the owner's absence
For each line: source, date, received or pending, professional responsible for the review and next action. No document that has simply been received is deemed validated.
Conducting your investigation
- Before selecting: have the use, persons concerned, full budget and disqualifying criteria confirmed. Identify the municipality and address of each property. Regional data does not become a neighbourhood feature.
- During the investigation: attribute each document to a source, date and responsible party. Classify as received, to be examined or missing; a received document is not deemed validated. Have contradictions noted instead of silently replacing data.
- When recommending: present the preferred property, trade-offs and what would change the opinion. For each blocking point, indicate the expected professional, next action and agreed deadline. Retain the option to suspend.

- Homogeneous comparison: same usage, same cost items and identified sources.
- Visible reservations: no missing document is presented as obtained.

Advising from abroad
Guéliz: Urban life, on a daily basis. What commutes, services and parking requirements matter to your client? To verify: Service charges, maintenance of common areas, aspect and immediate environment.
Hivernage: The living environment before the address. Primary residence, pied-à-terre or rental: what is the intended usage? To verify: Condominium regulations, actual services, condition of the home and recurring service charges.
Medina: A project to be inspected in detail. How does your client wish to use the riad and what works can they consider? To verify: Legal status, access, structural condition and permits to be confirmed with competent professionals.
Palmeraie: Space, with its requirements. What expectations regarding the garden, privacy, travel and services? To verify: Access, maintenance of grounds, amenities, service charges and management needs.
The work of the local contact
The regional report provides general benchmarks; the purchase decision is made at property level. For a broker outside Morocco, prepare a clear search mandate, establish a local contact, and define a reporting methodology. Verify address, floor areas, legal rights, service charges, and works using dated documents. Distinguish between vendor statements, on-site viewing findings, and facts to be confirmed by the legal professional executing the deed. Infrastructure promises or national statistics do not prove property yield. Organise a guided viewing and retain all caveats until resolved.
