Dated demographic benchmarks

City of Meknes: 562,000 inhabitants, rounded figure published for the 2024 RGPH. Fez-Meknes region: 0.53% average annual population growth between 2014 and 2024.

This rate applies to the regional population, not to prices, rents, the neighbourhood or solvent demand. It must not be presented as a yield forecast.

Relocation home and daily living comfort

A property close to historical heritage and a contemporary residence are not comparable by default. List the differences before any price adjustment.

The four documentary points of the file

  • Routes and accessibility assessed with the future resident
  • Comparable properties with identical usage, era, condition, and scope
  • Legal status of outbuildings and parking facilities
  • Service charges and projected expenses to make the property operational

For each line: source, date, received or pending, professional responsible for the review and next action. No document that has simply been received is deemed validated.

Conducting your investigation

  1. Before selecting: have the use, persons concerned, full budget and disqualifying criteria confirmed. Identify the municipality and address of each property. Regional data does not become a neighbourhood feature.
  2. During the investigation: attribute each document to a source, date and responsible party. Classify as received, to be examined or missing; a received document is not deemed validated. Have contradictions noted instead of silently replacing data.
  3. When recommending: present the preferred property, trade-offs and what would change the opinion. For each blocking point, indicate the expected professional, next action and agreed deadline. Retain the option to suspend.

Deliverable review grid

  • Exact perimeters: city, region, address and period of the figure remain distinguished.
  • Homogeneous comparison: same usage, same cost items and identified sources.
  • Visible reservations: no missing document is presented as obtained.
  • Reasoned recommendation: client criteria explain the choice and its limits.
  • Organised follow-up: each question has an addressee, an action and a deadline.

This grid helps to review a recommendation; ticking a box does not prove competence or the legal compliance of the file.

The documentary starting point

The historic city of Meknes has been listed as a UNESCO World Heritage site since 1996. This landmark concerns a defined historic complex. It does not provide the price of a contemporary flat nor the speed at which it will let. The same region encompasses Fez and Meknes, without making their micro-markets interchangeable.

Advising from abroad

Start with the client's life: primary residence for a relative, return to Morocco, investment or mixed usage. Identify journeys, essential services and surface area trade-offs. For a comparison, use properties with the same usage and sufficiently close characteristics; discard references selected solely to support the desired price. A listing is an advertised offer and not a completed transaction.

The work of the local contact

During the visit, record the condition of common areas, access points and visible works, then request service charges and their breakdown. Obtain confirmation on the status of outbuildings and parking. The remote broker receives a structured report, complete with authorised photographs and open questions. Unverified information remains explicitly highlighted in the document provided to the client. Schedule a second visit with the person who will reside in the property. Having them test the stairs, parking and daily commute allows verification of criteria that a photograph cannot document.

Your field mission

Fictional case study for a broker based outside Morocco.

A buyer in Brussels is comparing a property close to the historic centre and a flat further away to house his parents. He compares them solely on price per square metre, whereas travel times and accessibility are the primary concerns.

The expected deliverable

A matrix of five criteria weighted by the client, documented comparable references and a recommendation outlining the trade-offs.

  • Confirm intended usage, total budget, and the client's timeline.
  • Identify the municipality, full address, and spatial scope of cited data.
  • Retain evidence, discrepancies, and outstanding required documents.
  • Assign each verification task to a specific stakeholder with a deadline.
  • Compare a conservative scenario against conditions for proceeding.
