Dated demographic benchmarks

Oriental region: -0.09% average annual population growth between 2014 and 2024.

This rate applies to the regional population, not to prices, rents, the neighbourhood or solvent demand. It must not be presented as a yield forecast.

Residential or land project linked to forward planning

A brochure does not make land buildable. For a remote decision, state explicitly the preliminary checks, those responsible for them and the reasons for suspending the project.

The four documentary points of the file

  • Exact address and plot, dated town planning document
  • Operational status of a project with its client/project manager
  • Access and connections actually available
  • Financial scenario without capital gain linked to an infrastructure

For each line: source, date, received or pending, professional responsible for the review and next action. No document that has simply been received is deemed validated.

Conducting your investigation

  1. Before selecting: have the use, persons concerned, full budget and disqualifying criteria confirmed. Identify the municipality and address of each property. Regional data does not become a neighbourhood feature.
  2. During the investigation: attribute each document to a source, date and responsible party. Classify as received, to be examined or missing; a received document is not deemed validated. Have contradictions noted instead of silently replacing data.
  3. When recommending: present the preferred property, trade-offs and what would change the opinion. For each blocking point, indicate the expected professional, next action and agreed deadline. Retain the option to suspend.

Deliverable review grid

  • Exact perimeters: city, region, address and period of the figure remain distinguished.
  • Homogeneous comparison: same usage, same cost items and identified sources.
  • Visible reservations: no missing document is presented as obtained.
  • Reasoned recommendation: client criteria explain the choice and its limits.
  • Organised follow-up: each question has an addressee, an action and a deadline.

The documentary starting point

The Oriental CRI features Nador West Med in its industrial and logistics overview. The institutional page consulted also contains former milestones: it serves here to identify the project, not to affirm its commissioning date. Decisions regarding a property must rely on the most recent operational publications.

Advising from abroad

A listing stating "close to the future hub" requires an address, verified travel time, and a clear definition of intended usage. Holiday stays, primary residence, and commercial property address different needs. Ask the client about their time horizon, liquidity, and capacity to withstand a holding period. An infrastructure scenario does not replace observed rental demand.

The work of the local contact

Build at least two scenarios, including one without the anticipated effect of the project. Have town planning documents, access rights and land rights examined with the relevant local contact. Do not present land as buildable based solely on a commercial marketing plan. Distinguish between a works budget, an authorisation and actual completion in the file sent abroad. Present reservations to the client before any discussion of an offer. If a verification point remains unanswered, record a next action or an explicit suspension rather than removing it from the comparison.

An investigation decision, detailing conditions to proceed, missing documents and a scenario assuming no capital growth.

  • Confirm intended usage, total budget, and the client's timeline.
  • Identify the municipality, full address, and spatial scope of cited data.
  • Retain evidence, discrepancies, and outstanding required documents.
  • Assign each verification task to a specific stakeholder with a deadline.
  • Compare a conservative scenario against conditions for proceeding.
