Dated demographic benchmarks
Drâa-Tafilalet region: 0.13% average annual population growth between 2014 and 2024.
This rate applies to the regional population, not to prices, rents, the neighbourhood or solvent demand. It must not be presented as a yield forecast.

Personal home or small hospitality project
The tourism fame of a area does not replace the feasibility of a specific address. Compare a private residence and an operational project with separate budgets and responsibilities.
The four documentary points of the file
- Feasibility of the planned use and formalities to be examined
- Structural condition, water, networks and necessary maintenance
- Local presence, service provider availability and incident plan
- Documented seasonal schedule, without invented constant overnight stays
For each line: source, date, received or pending, professional responsible for the review and next action. No document that has simply been received is deemed validated.
Conducting your investigation
- Before selecting: have the use, persons concerned, full budget and disqualifying criteria confirmed. Identify the municipality and address of each property. Regional data does not become a neighbourhood feature.
- During the investigation: attribute each document to a source, date and responsible party. Classify as received, to be examined or missing; a received document is not deemed validated. Have contradictions noted instead of silently replacing data.
- When recommending: present the preferred property, trade-offs and what would change the opinion. For each blocking point, indicate the expected professional, next action and agreed deadline. Retain the option to suspend.
Deliverable review grid
- Exact perimeters: city, region, address and period of the figure remain distinguished.
- Homogeneous comparison: same usage, same cost items and identified sources.
- Visible reservations: no missing document is presented as obtained.
- Reasoned recommendation: client criteria explain the choice and its limits.
- Organised follow-up: each question has an addressee, an action and a deadline.
This grid helps to review a recommendation; ticking a box does not prove competence or the legal compliance of the file.
Download the field sheetThe documentary starting point
The Drâa-Tafilalet CRI highlights cultural, oasis, mountain and desert tourism offerings. The ksar of Aït-Ben-Haddou, distinct from the town of Ouarzazate, has been a UNESCO World Heritage site since 1987. These distinct geographic perimeters must be kept separate within any sales pitch.
Advising from abroad
An international client may wish to combine a personal residence with a small hospitality venture. First, clarify who will run the operation, what degree of local presence is feasible, and what operational functions the property must fulfil. Detail realistic transit, maintenance, supply chains, and local services. A well-known destination does not guarantee that every address benefits from the same footfall or operates under the same constraints.
The work of the local contact
Have the structure, networks, water and maintenance needs examined by the appropriate stakeholders. A tourism project requires verification of its usage, formalities and feasibility, not merely an estimate of overnight stays. Compare seasonality scenarios by identifying missing data. For each document, retain the source, status, responsible person and next deadline. Add a continuity plan: contact person during absences, handling of breakdowns and proof of expenses. Have the availability of services required for the project tested during the periods actually envisaged.
Your field mission
Fictional case study for a broker based outside Morocco.
A buyer residing in Abu Dhabi wants to convert a house into visitor accommodation and manage it remotely. The initial proposal contains only a video tour and a projected occupancy rate that remains identical every month.
The expected deliverable
A preliminary feasibility file featuring a project timeline, local management requirements, a conservative financial scenario, and a list of professional opinions to obtain.
- Confirm intended usage, total budget, and the client's timeline.
- Identify the municipality, full address, and spatial scope of cited data.
- Retain evidence, discrepancies, and outstanding required documents.
- Assign each verification task to a specific stakeholder with a deadline.
- Compare a conservative scenario against conditions for proceeding.
