Dated demographic benchmarks

Tanger-Tétouan-Al Hoceïma region: 1.26% average annual population growth between 2014 and 2024.

This rate applies to the regional population, not to prices, rents, the neighbourhood or solvent demand. It must not be presented as a yield forecast.

Urban residence or coastal pied-à-terre

The name Tetouan can mask two locations and two uses. Provide a geographical identity sheet for each property and test the usage against the client's actual dates.

The four documentary points of the file

  • Municipality, address and travel time for each proposal
  • Services open off-season and terms of access
  • Detailed annual charges, including maintenance and security
  • Incident management procedure during the owner's absence

For each line: source, date, received or pending, professional responsible for the review and next action. No document that has simply been received is deemed validated.

Conducting your investigation

  1. Before selecting: have the use, persons concerned, full budget and disqualifying criteria confirmed. Identify the municipality and address of each property. Regional data does not become a neighbourhood feature.
  2. During the investigation: attribute each document to a source, date and responsible party. Classify as received, to be examined or missing; a received document is not deemed validated. Have contradictions noted instead of silently replacing data.
  3. When recommending: present the preferred property, trade-offs and what would change the opinion. For each blocking point, indicate the expected professional, next action and agreed deadline. Retain the option to suspend.

Deliverable review grid

  • Exact perimeters: city, region, address and period of the figure remain distinguished.
  • Homogeneous comparison: same usage, same cost items and identified sources.
  • Visible reservations: no missing document is presented as obtained.
  • Reasoned recommendation: client criteria explain the choice and its limits.
  • Organised follow-up: each question has an addressee, an action and a deadline.

This grid helps to review a recommendation; ticking a box does not prove competence or the legal compliance of the file.

The documentary starting point

The medina of Tetouan, former Titawin, has been UNESCO-listed since 1997. This historic perimeter must be distinguished from contemporary districts and coastal municipalities in the region. A statistic or listing covering the coastline does not automatically describe Tetouan.

Advising from abroad

An overseas buyer may use the name of the city to refer to a very wide area. Request the exact address and municipality, then outline their schedule of usage: holidays, family residence or letting. Have them specify their need for proximity and tolerance to variations in activity. Do not extrapolate a summer week to a full year of occupancy or to the off-season quality of life.

The work of the local contact

Verify the co-ownership rules, year-round services, security and maintenance expenses, access points, and rights attached to the amenities. An image of a swimming pool does not indicate whether its use is included or under what terms. For the remote broker, request a statement of amenities detailing the source, date, and documents still outstanding. Also request a schedule of any closures and the procedure for handling off-season incidents. The recommendation must explain what the family will find during their actual stay dates, not solely during a summer viewing.

Your field mission

Fictional case study for a broker based outside Morocco.

A family living in Lille wants a pied-à-terre "in Tetouan". The selection mixes an urban flat and a seaside residence in another municipality, with non-comparable service charges.

The expected deliverable

A sheet per exact location, an annual operating budget and a viewing proposal testing requirements beyond holiday periods alone.

  • Confirm intended usage, total budget, and the client's timeline.
  • Identify the municipality, full address, and spatial scope of cited data.
  • Retain evidence, discrepancies, and outstanding required documents.
  • Assign each verification task to a specific stakeholder with a deadline.
  • Compare a conservative scenario against conditions for proceeding.
